The developers of Tuscany
Falls, a Simpsonville community with resort-style amenities
surrounded by wooded green space, have opened a new phase for owners
to build custom homes. The Villas at Tuscany Falls will feature 24
homesites on a cul-de-sac with a separate entrance.
Terri Anderson, broker in
charge of Keller Williams Western Upstate, the exclusive real estate
company marketing Tuscany Falls, said homesites in the Villas will
be priced starting at $49,000, with home prices starting in the
$300,000s. Wooded and basement lots are currently available.
“The Villas provide the
perfect opportunity for someone who wants to build a smaller custom
home in a very luxurious community,” Anderson said.
Residents of the new
section will have complete access to Tuscany Falls’ outstanding
amenities package, including the largest lazy river in a residential
subdivision in South Carolina, a lagoon-style swimming pool with
swim-under waterfall feature, tennis and basketball courts, and a
30-acre park with soccer fields and walking trails.
The clubhouse, a two-story
Mediterranean-style building of 7,000 square feet, features a movie
theater with stadium seating for 30, fitness center, and an outdoor
balcony. A sunroom looks through a waterfall which cascades from the
clubhouse’s second story into the pool, allowing bathers to swim
under.
Homes in The Villas will match the
architecture of the other Tuscany Falls homes, Anderson said, either
European or craftsman style, with exteriors of brick, stucco, or
stone. Customers can find a builder and bring their own plans to be
approved by the architectural committee, or choose from among those
offered by the developers.
“We have pre-approved
builders, plans, and models available,” Anderson said. “We can take
care of everything for you from start to finish.”
Also available in The
Villas at Tuscany Falls is a state-of-the-art fiber optics network
that includes phone, internet and television service for one
affordable rate, Anderson said. The network itself does not use
electricity, and fiber is made from sand, a readily available
resource, so it is an environmentally responsible utility. The
system can transmit greater quantities of data at faster speeds than
other methods.
The roads of Tuscany Falls are laid out to
take the best advantage of the site’s topography, Anderson said.
Trees are cut only when necessary, so that the beauty of the natural
landscape will remain.
“We’re creating the feel
of the Tuscan countryside in an upscale community,” she said.
“Anything you could imagine or need or want is there.”
Anderson said the
developers decided to open The Villas phase to make Tuscany Falls
accessible to more home buyers. With homesite prices starting at
$49,900, some are more than 50 percent less than others in Tuscany
Falls, priced at $89,900—$134,900.
“We had so many people
that wanted to be in Tuscany Falls, but didn’t want a lot of square
footage like our larger homes,” she said. “The prices on the Villas
lots are unbelievable. There are only 24, and several have already
been reserved, so we don’t expect them to last very long!”
